The average inspection, on site will take between 3-4 hours depending upon the size and age of the home.

All home inspectors are required to be licensed in Texas. Having a home inspectors license indicates that an inspector has met the minimum standard of performance required to operate an inspection business in Texas. It is not a validation of the licensee’s knowledge or his ability to produce quality work.

If you are a comparison shopper, don’t allow price to be your main concern. The cost of a concise and thorough, professional home inspection is directly tied to the experience and credentials of the inspector and the time it takes to perform the inspection and prepare a comprehensive report. The fair market value for a quality report starts at $350 to $450 for homes up to 2500 square feet and typically increases at about 10 to 15 cents per square foot thereafter, dependent on the credentials, services provided and business practices of the home inspector.

Beware of those charging significantly less. All they have to offer is low price. They perform a superficial inspection in a hurry and write their reports just as quickly. These bargain Inspectors are typically newcomers, or underachievers, who lack the experience and credentials to justify charging the fair market rate for their services. They live on volume performing up to three “quickie” inspections a day. In the home inspection business, you get what you pay for. A single defect missed by your “bargain” inspector could easily cost you thousands of dollars in repairs. More importantly, a missed safety issue can cost you your life.
